Analysis, Background, GeneralHere are the 15 cheapest property locations for buyers and investors in England and Wales according to the latest Land Registry data, based on sales up to the end of March.
Our thoughts. Last month proved to be very much a steady-as-you-go month in our lowest-priced-of-the-low cheap property league. Those towns which have seen slow price declines over the last few months continued to show slow price declines. Those towns which have seen slow price rises continued with, you guessed it, slow price rises.
Looking at price trends over the last few months prices in both Hull, Stoke on Trent and Oldham seem to be showing small, steady but sustainable rises which we think could bode well for investors there.
As in recent months the Welsh towns of Blaenau Gwent and Merthyr Tydfil continued to be top performers, with price rises more than double the national average. (Although possibly accounted for by modest transaction volumes.) While Neath Port Talbot prices dropped sharply, almost certainly as a result of concerns over the future of steelmaking in the town.
Coming up next month we’ll be interested to see if, and how, prices in the 15 cheapest England and Wales towns react to the rush by investors to beat the 3% rise in stamp duty.
