Here are the 15 cheapest property locations for buyers and investors in England according to the latest Land Registry data, based on sales up to the end of April.

Our thoughts. It’s important to point out that, with the introduction of the new UK House Price Index, the way in which prices are calculated together with the locations for which it is calculated have changed. So our ‘top 15’ tables for this and future months are no longer directly comparable with those we’ve been publishing since 2015.

However, examination of the figures shows that the cheapest property price locations in the UK remain much the same, being mainly the north east, north west and a (very) few parts of the Midlands. So it is these areas which still offer ‘bargain buy’ scope for investors. There’s also still very much a two way split within the cheapest-of-the-cheap areas. With, on the one hand, some areas where prices are changing very little and, on the other, locations such as Barnsley, Hull and Stoke which seem to be producing steady, sustainable price gains month on month.
